National Painters provides end-of-lease painting across Melbourne, including Ringwood. We assess visible paintwork and provide a clear scope for approved work.
Discuss your move-out painting plan before the handover date becomes urgent.
Begin With the Handover File
Before arranging a painter, review the information that guides your rental handover. Your lease, entry condition report, photos and property-manager or landlord guidance should direct tenancy requirements.
National Painters does not give tenancy-law advice, decide fair wear and tear, determine responsibility or guarantee an inspection, bond or landlord outcome. If unclear, ask the property manager or landlord before authorising painting.
This avoids booking a repaint before confirming paintwork is part of the agreed handover requirement.
What to Have Ready for the Painting Discussion
Before inspection or quoting, gather:
- condition reports and supporting photos;
- rooms and painted surfaces to review;
- known colours, product details or old paint tins;
- scuffs, chips, holes, stains or uneven touch-ups;
- move-out, cleaning, inspection and key-return dates; and
- approval and property-access contacts.
Photos help an initial conversation, but an on-site assessment may be needed to confirm condition, scope, preparation and access.
Decide Whether Painting Is Needed at All
Not every visible mark needs a painter. After checking tenancy information and obtaining direction where needed, the property may need no painting, a local touch-up, selected walls or a wider refresh.
No painting may suit sound surfaces where the handover requirement does not call for work.
Localised touch-ups may suit isolated marks where surrounding paint is sound and the colour can be identified. For small approved jobs, see Property Maintenance, Touch-Ups & Minor Repairs.
Selected-room painting may suit several visible issues within a room while the rest remains sound.
Between-tenancy repainting may suit an owner preparing for a new tenant. Explore Rental Property Repainting for this wider scope.
Touch-Up Matching Is Not Automatic
An old wall colour cannot always be matched invisibly. Paint can fade, sheen can change and past touch-ups may already differ. Sunlight, cleaning and unknown products can also affect results.
We discuss whether a touch-up, full wall, selected room or other defined area is more practical. We do not promise an exact match without assessing existing paint and scope.
For worn walls, ceilings and interior surfaces beyond a small repair, see Interior Painting. Doors, skirting and architraves can be discussed separately through Doors, Trims & Skirting Painting.
Keep Approval and Access Clear
End-of-lease painting can involve a tenant, landlord, manager, owner representative and cleaner. Before scheduling, identify the approval contact, colour decision-maker and access contact.
For vacant homes, confirm keys and return arrangements. For occupied homes, plan around packing, cleaning, furniture removal and daily access. This prevents delays close to handover.
Put the Right Information in the Scope
A written scope should identify rooms, surfaces and visible condition. It should clarify preparation, colour or matching information, finish, coats, protection, access, clean-up and repair boundaries.
It should also record exclusions. Major cracks, water damage, mould causes, structural issues or specialised repairs may need another trade or direction before painting. Painting does not correct these causes.
Why Approval Matters Before Paint Is Bought
Painting scopes sometimes change when different parties assume different things. Confirming the approved surfaces, products, paint colour and access avoids unauthorised work, unnecessary cost and a mismatch between the painting job and the handover conversation. If direction changes, ask the person who approved scope to confirm the adjustment in writing before painting begins.
Keep a copy of this confirmation with your other handover records. This gives everyone one agreed version of the work before starting.
Plan the Work Around Handover, Not Assumptions
Share cleaning, inspection and key-return dates early. We discuss access and sequencing, but do not promise a deadline before scope, condition, colour, preparation and access are understood.
Once approved, allow time for preparation, application and drying or curing. Do not return the property to normal use before the relevant guidance is provided.

Frequently Asked Questions
No. Whether painting is required depends on your lease, condition report and property-manager or landlord guidance. National Painters assesses approved painting work; we do not decide tenancy requirements.
It depends on the number of areas, surrounding paint condition and matching prospects. Small isolated issues may suit touch-ups; widespread or visibly inconsistent surfaces may need a broader scope.
Sometimes, but an invisible match cannot be guaranteed. Older paint, fading, sheen variation and repainting can change the existing appearance.
Often, if access, approval, keys and scope are confirmed. Share your move-out and key-return plan to discuss practical scheduling.
It can be planned around intended dates once scope, preparation, access and product requirements are understood. We do not guarantee inspection timing or approval.
No. Painting cannot guarantee bond recovery, inspection approval, a landlord decision or any tenancy outcome. Refer to the relevant rental documents and property manager.
Yes. An owner can request an assessment for a re-letting refresh after a tenancy, subject to condition and access. See Rental Property Repainting for guidance.
Rooms, condition, preparation, colour matching, repairs, access, furniture, system, coats, timing and handover constraints affect scope and quote.
